This development of nine apartments in the London Borough of Redbridge is a mix of new-build construction and refurbishment. The original site was a builder’s yard with a two storey office building occupying the street frontage. A small carpentry workshop at the rear of the site had also been converted for office use over the years.
Our clients decided to convert the existing buildings for residential use, splitting them into two apartments each. A mansard style roof was removed from the office building to knit the scheme into the existing victorian terraces. External balconies were added to the carpentry workshop to provide external amenity space. The new-build construction bridges the gap between these buildings both spatially and stylistically, creating a further five apartments.
Fabric improvements were made to the existing buildings to increase energy efficiency. The new apartments, constructed with highly insulated timber frames achieve a 35% improvement over current building regulations. All apartments were fitted with Heat Recovery Ventilation to provide pre-heated continuous fresh air and further reduce energy consumption.
